Wendy expertly guided me through the perplexing home buying process as a first-time home buyer. She researched each property and HOA before showing me the property. She printed off the MLS listing, HOA bylaws, and highlighted what is important, on my wish list and possible items for concern. Other realtors I met with before her did not have this attention to detail. I hired Wendy specifically for her attention to detail and listening to what I desire in a home. For example, several properties had active tenants in a lease well into 2026 and I had a lot of questions about landlord tenant laws. Some properties didn't want to include basic appliances, like a refrigerator already present at the property. The HOA where I rent had first right of refusal for potential buyers and she explained that to me. I had questions about modular homes, since there are so many in the Grand Valley. I had questions about different types of lending. Wendy had lenders she could recommend for modular homes, or a traditional FHA loan. Wendy was patient and showed me about 15 properties so I could make an informed decision about what I desired in a home. Wendy drove me the Grand Valley one entire day looking at properties. Once I selected a home, Wendy guided me through the process of possible lenders, making an offer, paying the earnest money, counter offers, the property inspection, seller disclosures, and assessment, and closing procedures. She also called the HOA to get questions answered about ongoing improvements and how that would effect the home and improvements I might have to make. Once I purchased the home, Wendy also had suggestions for a handyman, plumber and other professionals to help me finish home upgrades before move in. Wendy is also very personable, easy to get along with, and an all around good ethical person. I would highly recommend her to friends and family purchasing a home.
